Working in Primrose Hill's pastel terraces and mews properties

Primrose Hill has a property mix you won’t find anywhere else in central London. The famous pastel-coloured Victorian terraces around Chalcot Square and Chalcot Crescent are the most photographed houses in NW1, with soft-painted brick fronts, lath and plaster interiors, original cornicing, and the occasional original picture rail still in place. Mews properties run through Chalcot Mews and St George’s Terrace Mews, typically brick with later refurbishments and mixed substrates wall to wall. Larger Victorian semi-detached villas back onto the Park, with high-ceilinged drawing rooms and ornate ceiling roses. Modern apartment buildings along Adelaide Road and Eton Avenue add metal-stud plasterboard to the mix. We arrive with the right kit for all four, and we’ll always confirm the wall type before any drilling starts.

The walls we work with in Primrose Hill

Three substrates dominate. Lath and plaster is the wall type in most of the Victorian terraces around Chalcot Square, with a soft outer layer, timber lath beneath, and original cornicing that needs careful planning to work around. We use longer fixings and the correct masonry bit at low speed to avoid cracking the plaster. Brick with plaster skim is common in the mews properties and the Victorian villas: drill through plaster into solid brick, with the right size masonry plug for the weight. Metal-stud plasterboard in the Adelaide Road and Eton Avenue apartment buildings needs Gripit or Toggler fixings sized to the weight. Original Victorian picture rails are still in place in many Primrose Hill terraces, sitting between 2.2m and 2.4m from the floor, and a sound rail will hold 15 to 20kg per metre distributed across hooks. Where the rail is in good order, we’ll hang from it directly and avoid drilling the wall.
